What is the difference between make good, defit and strip out?

Make good is the lease obligation itself, what your contract requires you to do before handing back the keys. Defit is the whole project that delivers it, from lease review through to handover. Strip out is specifically the demolition and removal stage inside that project. The terms overlap heavily in everyday use.

Can I do my own office make good instead of hiring a contractor?

For very light scope, such as a basic repaint, some tenants do handle parts of it themselves. For anything involving demolition, ceiling or partition removal, or a building that might contain asbestos, a licensed contractor is strongly recommended and, for asbestos-affected work, legally required.

I'm a landlord, not a tenant. Can I still use this site?

Yes. Landlords and property managers can request quotes for reinstatement or defit work the same way tenants do, whether you are preparing a space for a new tenant or handling works after a tenant vacates.

How accurate are the cost figures on this site?

Every figure on our cost benchmarks page and in our guides is sourced and cited, drawn from published industry cost guides and commercial strip out pricing. They are benchmarks for planning, not a quote for your specific premises. Always get an actual quote against your lease's exact scope.
